Fixed or floating rate?

Floating is what almost everyone ends up on, and it is usually right — fixed rates in India are priced high enough that you pay a real premium for the certainty, and most fixed offers reset after a few years anyway. Ask what the floating rate is benchmarked to and how often it resets.

What costs are not in the advertised rate?

Processing fee, legal and technical valuation charges, stamp duty on the mortgage, and often a bundled insurance premium. Ask for every one of them as a rupee figure before you compare two offers.

Is a balance transfer worth it?

Only if the rate difference is meaningful and you still have a long way to go. The gain shrinks as the loan ages, because the early years are where the interest sits. Net the transfer costs off before deciding.
